What to Know Before Moving to a Lake Washington Waterfront Home

Lake Washington has some of the most sought-after real estate in the region, and the shoreline neighborhoods around it — in Kirkland, Kenmore, Bellevue, and Mercer Island — share a few things in common that are worth knowing before moving day, whichever of them you’re headed to.

Elevation is the big one

A lot of waterfront lots are built on a slope down to the water, which means the driveway or street access is often above the house rather than level with it. Kenmore’s Uplake and Inglewood neighborhoods and Bellevue’s Somerset both get real lake views paired with real elevation change between the street and the door. That’s not a dealbreaker, but it does mean a longer carry and more careful planning for stairs or a steep path — worth mentioning when you book so the right crew size shows up.

Being on an island changes the timing, not the difficulty

Mercer Island sits in the middle of the lake, and every move on or off the island funnels through the I-90 bridge one way or another. It’s not a harder move — the island itself is a mix of lakefront estates on the west side and more standard apartments and condos near I-90 in the area locals call “Town” — but it’s a timing detail worth building into the schedule rather than discovering on the day.

Waterfront doesn’t always mean a driveway at the door

Some of the most desirable lake-view streets — in Kirkland’s Juanita, for instance — are narrow and busier than a typical suburban block, which means more careful truck placement and parking planning than a wide cul-de-sac. Downtown Kirkland’s lakefront condos around Marina Park add their own building-access considerations on top of that (elevator reservations, narrow streets for staging).

What’s actually valuable to flag before you book

  • Real elevation change between the street and the house
  • Narrow or busy streets that limit where a truck can park
  • Whether it’s a house (driveway access) or a lakefront condo (building/elevator access)
  • Any HOA or dock-association rules about move-in windows, if the property is part of one

None of this makes a lakefront move harder to do well — it just means the planning happens before the truck shows up, not after.

We move people throughout the Lake Washington shoreline — Kirkland, Kenmore, Bellevue, and Mercer Island — get a quote and mention the terrain so we bring the right crew.
